Phase 1: Pre-Approval

Getting your chart ready for the lender's review. This is where most first-time buyers get caught off guard. Before you ever talk to a lender your financial chart needs to tell the right story. We help you understand what lenders are actually evaluating (credit, DTI, income documentation, reserves) so there are no surprises when the decision comes back.

Phase 2: Active Search

Evaluating properties through a financial lens. Once you are pre-approved the emotional pull of a property can override your better judgment fast. We work with you and your realtor to keep you grounded in the numbers. Teaching you how to evaluate rental income potential, carrying costs, and whether a property actually works for your goals before you fall in love with it.

Phase 3: Under Contract

Protecting your financial position during the process. The time between contract and closing is surprisingly dangerous for your finances. New credit inquiries, large purchases, or sudden income changes can derail your loan at the worst possible moment. We coach you through exactly what to do and what not to do, so you make it to the closing table intact.

Honestly it depends on where you are starting. Clients in critical condition typically take 12 to 24 months to fully rehab their finances and get to the closing table. Clients in stable or optimal condition have moved much faster. We do not make guarantees on the timeline because every client's financial behaviors, money mindset, and paths are different, but we do give you a real target date based on your actual numbers from day one.
